The AFL have finally bought Etihad

The AFL has reportedly bought Etihad Stadium for around $200 million.

Damian Barrett reports that the deal will be finalised prior to Christmas.

Will be interesting as to how the AFL approach the ownership.

Will they see their investment as a sunk cost and run the stadium at cost or will they expect a return on investment as is the case with Government assets.

The last time the AFL owned a stadium (Waverley) was a very mixed bag with low investment and minimal maintenance. Justified at the time as a way of breaking the MCG monopoly perhaps.

Would be a pity if the stadium is sold for development. The last thing the Docklands needs is another high rise full of low/medium quality apartments. It is wonderfully located and deserves some serious thought and investment.

It's a poorly designed stadium that doesn't even meet the standards of a backyard tennis courts orientation. It's also not the AFL's job to worry about what any future developer would do with the land.

I hate the place and can't wait to see the back of it.

That site would make a very good shopping & entertainment precinct, with traditional market site with open air buskers/entertainers, underground parking & park-lands etc, to beautify & liven the West End.

Lets hope they start plans to build another 2 boutique stadiums around Victoria.  One down the SthEast corridor, & another at Footscray/NthMelb (Eastgate) Urgently.

Once those plans are then actioned, they can start to sell the Etihad site for redevelopment.

 

#edit:  I've changed my thoughts on the original Eastgate site that is Sth-West of the North Melbourne station.

I think It could maybe be better placed directly west from the end of Victoria Street, which is just a stones throw NthWest of that same North Melbourne station. 

This site will link in better with the New underground rail line happening at the moment which will run up Swanston Street & service RMIT, Melbourne Uni, & Flemington Racecource.

It would require bit of State Government action to realign the rail lines of the Geelong, Adelaide, Sydney & Eltham lines. which could be done quite easily, relocating the majority of rail line work onto largely unused land, alongside the Moonee Ponds creek.

 

This would allow the land just Sth-West of the North Melbourne station (Eastgate) to be tied into more useful developments aligned with the Docklands precinct.

they can't just 'knock it down' tho.

 

there's a lot of business based in / around it that will be severely disrupted if they knock it down - not least of all afl itself, which has a big studio set-up down underneath etihad to service afl media and that does a lot of outside production work as well.

 

the stadium is horrible, no doubt, but simply saying 'bulldoze and begin again' won't necessarily work.
