You seem to be channelling a former PM who is not worthy of naming who (in)famously said that Workchoices was "dead, buried and cremated".

So, is the issue that AAMI park is too congested with the other codes teams also utilising the facilities?

Why are we the only club looking to vacate? Why can’t the other codes look to relocate?

Then we just pay extra for the increased amount of administrative buildings we use.

We were last in I believe Steve as such we have what was left over. Also we share some facilities. Way better than what we had at the time but probably in the bottom 20% of AFL clubs. Add that admin is in a different location to footy department. We need to improve in next few years. I have no problem with Goschs training ground.

Because the other codes train and play their (and presumably have an administration presence)!

That's exactly my vision...  That the oval would be aligned with the same exact orientation as the McG... and the same playing surface shape and size.

 If you study the google image supplied in plan view and in elevation view you will start to see the concept.

This Image is to show an elevation angle from 'Olympic Boulevard'... showing the street view to Richmond Station platform levels and elevations, to help visualise how a building could be...

The building would be about 50Mtrs west of this image,,, but the image is to show how a building with basement car-park and storage could be built, and with some ground level car-parking and entrances to the Building.

 

I'm imagining a 5 level building... which would include a secure basement level for in-house parking and storage facilities. Extending up to a Promenade level, with an entrance out onto the Richmond-Station/McG Promenade...

The Promenade would be built over the Station and Train services, extending all the way along the rail line, to I imagine Gate-1 of the Ponsford Stand.

 

L/5_ Promenade Flr... with entrance out onto the Rail Promenade.

L/4_ 2nd Flr... just above what is Station Platform levels.

L/3_ 1st Flr... just lower than Station Platform levels... approx' rail-track level.

L/2_ Ground floor entrances, deliveries and parking.

L/1_ Basement car-park

This is the site I'm referring to for our Building to go on, showing the Tramline and stops on the western side of Picture, and a Richmond-Station city end entrance at the end of the pathway on right-hand side of Pic'...

We would I think, need 4 Above-Ground, levels for our home base.

The level above the Tram-Line Catenary, would bridge over 'Olympic Boulevard'... allowing a raised deck viewing area across Gosch's Paddock, with a small Ground-Level Building attached to house Training Facilities, with massage tables, Doctors/Physio room, etc.

This image would show the view looking back west at our Home Base building... which would bridge over this street-scape, extending across to Gosch's Paddock. Allowing one or two levels of viewing, one open-air deck, with cafe... and perhaps another viewing area upstairs... a behind glass windows area, which would house a Bar, Lounge & eatery.

This image shows what would be the view, adjacent to our Home-Base Ground-Level Entrance & undercover carpark.

Looking across 'Olympic Boulevard' toward our Training Oval... around the Wing area.

The Tram Catenary seen above, would be suspended under our buildings concrete slab, which extends out across the street and over the footpath bordering Gosch's.

So the concrete Deck would run across the boulevard, and past the trees, extending over and sheltering the footpath which abuts Gosch's.

The Deck could be built with 3 openings through it, allowing the 3 trees to remain and grow through and above the outdoor Viewing deck.

The deck would have access down to 'Gosch's'... where a Training and Medical Room Suite would be located.

I see the potential for two upper-level viewing areas, One Open and another above that, Enclosed.

The most likely out come of the election is a Labor and Greens government. It does not have a pray in hell chance while there are Greens pulling the strings. Second most likely is a Libs win, no chance even in Hell.

You need to update your images, went past this area and was at AAMI Park on Tuesday. That section of grass is being pushed back and a new section of road is going in.

AAMI Park is busy. Rebels at 2pm training,  Storm at 4ish and the Dees AFLW team from about 6.

That whole intersection is being altered with a series of new lanes and p turns to create continuous traffic flow  up Punt road.

The limited amount of space there is probably all being used up. Not going to happen.

This greens-pace on the corner shown here,  would be nowhere near us. 

We would be 100+ Mtrs up the road, to the next tram stop.

I'll try and do a screen capture.  A better one, of the site I'm talking about.  [ the green-space abutting up to the Clay Tennis Courts ].

this is the site here, pictured above.

... so build over the tramlines up to the Clay Courts on the west of Picture. and across the lawn area across to the Railway pedestrain tunnel servicing the West end of the station.

And building over 'Olympic Boulevard' spanning the tram lines and across the nature strip, past the trees, and just slightly overhanging 'Gosch's Paddock'... with stairs down into our Medical/Training facility block on ground level Gosch's.

The decking over 'Olympic Boulevard' would include an outdoor viewing deck, serviced by kiosk/cafe... with viewing area and some tables chairs for Tea/Coffee Fingerfood etc.

Demon-shop inside, which could also double selling the food and drinks to this deck level.

Above this level could be a Glazed in area Re Lounge, with licensed Bar and Tables & Chairs, Seated Dining, for our smaller events, etc.

 

This is how I see it...  my hope for it.

This Picture below, shows the land for the building above 'Olympic Boulevard''.   And shows the section of  'Gosch's Paddock',  where our Oval should be located... with same Size, Shape and Orientation, as the McG.

Nice thoughts guys/(gals)! There are a number of requirements either site, including player car parking! I can see advantages in both. 

1) Wellington Parade will involve no building over parkland, but conversion of grassland into an oval/training ground.

2) Olympic Boulevard involves building over parkland but no (perceived) alienation of ‘parkland’ as it is already sporting ovals!

Gosch's is already flat land, which will not need excavating the training field... only excavations required for basement parking.

Building on this parkland which is minimal size, & value to the amenity of the area.

The Building adds public value in that it gives cover to the tram stops, which helps in the heat of summer and the cold and rain of winter.

 

Yarra Park, I believe, would need excavations to level the site for the training fields... and more expense involved in spanning above the Jolimont Rail-lines, for construction.

Also is not a high profile site.

 

Now that Dan has seen off the Richmond nimbys, and the upper house looking within reach too, he will be able to ram through our new training ground without any opposition. Do it quickly Dan, so it's complete by the next election.

 

I reckon after todays political result we should up our ante and immediately set our sights higher.

We should all don our red ( and blue ) shirts and point out to the all conquering Victorian Premier that we are the only AFL side without a home training base, despite the fact that we are the oldest club and are Victorian based.

We would be perfectly happy to call our training grounds the " Victoria Police , Fire and Rescue Training Academy " and Peter Marshall could be the CEO !

Surely 3 training ovals and 3 storey high offices isn't too much to ask ? 

In my lifetime I've seen Swan Street raped as Public Ground where MFC used to train

I think the Fitzroy Gardens is the perfect place !

    Expectations of a comfortable win for Narrm at Victoria Park quickly evaporated as the match turned into a tense nail-biter. After a confident start by the Demons, the Pies piled on pressure and forced red and blue supporters to hold their collective breath until after the final siren. In a frenetic, physical contest, it was Captain Kate’s clutch last quarter goal and a missed shot from Collingwood’s Grace Campbell after the siren which sealed a thrilling 4-point win. Finally, Narrm supporters could breathe easy.

    The Casey Demons issued a strong statement to the remaining teams in the VFL race with a thumping 76-point victory in their Elimination Final against Williamstown. This was the sixth consecutive win for the Demons, who stormed into the finals from a long way back with scalps including two of the teams still in flag contention. Senior Coach Taylor Whitford would have been delighted with the manner in which his team opened its finals campaign with high impact after securing the lead early in the game when Jai Culley delivered a precise pass to a lead from Noah Yze, who scored his first of seven straight goals for the day.     It was yet another disappointing outcome in a disappointing year, with Melbourne missing the finals for the second consecutive season. Indeed, it wasn’t even close, as the Demons' tally of seven wins was less than half the number required to rank among the top eight teams in the competition. When the dust of the game settled and supporters reflected on Melbourne's  six-point defeat at the hands of close game specialists Collingwood, Max Gawn's words about his team’s unfulfilled potential rang true … well, almost.
