Well that didn't hurt the Hawks when they won 4 premierships. they didn't have the first rounders because the New teams got them all so they had to go out and buy Free Agents.

What they had is super stars of the game and where a destination club. We have neither of these so not apples for apple as they say. We play finals and a few others emerge like Oliver and that may change but it hasn't yet

Picks after the top 10 are overrated these days.

Free agency has completely changed the landscape. We've got an outstanding young core of Hogan, Petracca, Weideman, Viney, Oliver, Hunt, ANB, Lever, Salem, Brayshaw & OMac, plus others who may still come on like Harmes, Stretch, Balic, Johnstone. 

We don't need heaps of draft picks in the next 2-3 years, we need free agents and ready to go players to fill needs. 

I've got a feeling the Watts movement is a part of that with someone like Gaff a FA at the end of the year. It's time we put all our eggs in the winning a flag basket.

PJ confirmed what we had already heard in a couple of other interviews Tommy Mac will play forward next year.

Given his super endurance I wonder if he could play a Nick Riewoldt type role. 

He also appears to be a much better set shot at goal than field kick. Suggesting a plugger or Dunstal stay at home type role.

These two strong qualities don't really seem to compliment each other.

MFC used to own a magnificent terrace house in Jolimont Terrace or thereabouts. We sold it back in the 90's if not before when realising non core assets was in vogue. Pity we did not re-invest the money in a HQ but that fails the modern Business 101 test.

Not sure I would call Docklands ... "greenfield" ... the first sod was turned there over 30 years ago.

FWIW Toorak (or Prarhan ) oval would be my pick. Not sure who owns/uses it these days and how the sharing rights would work.

DJ have you been there recently?

It is a very small location that has no room for development. At a recent AGM this location was raised and PJ said it was a no go zone for a variety of reasons.

Well Tilly,

The HQ he refers to is not just an Admin building. It's the whole box and dice. Football, Training, Gym, Pool, Medical, Admin and Social Club. Jolimont terrace wouldn't house a 1/4 of the staff needed to run a football club.

Listen to PJ. he was the one who called it a greenfield site I presume he was referring to Barassi park under the Bolte Bridge.

Toorak Park is not the CBD, PJ was referring to. And not what you call close to the MCG

The big thing I got from this mornings conversation was the PJ is gone at the end of next year.

So who is the replacement going to be?

We have been very well served by PJ I do not want to slip back to some of the other dills we have had.

They did talk about a succession plan, and I gathered that was referring to all major positions.

Two pick 10s for Lever ?  You wouldn't hesitate to get a proven 21 year into your club.  He's worth at least pick one, if not more.

Some bleat and all I think about is Lever, Hogan, Petracca, Viney, Oliver, Brayshaw, Hunt, and Salem growing together.  We're the envy of the competition yet some can't see past losing a probable pick next year in the teens.  I'm glad I'm wired differently to some of you.

These two will be happy to be on the same side.

If you want an insight to Lever read this excellent article by Emma Quayle back in 2014.

It shows his determination, his leadership, his preparation, his drive, and his competitiveness.

We've got a guy with the same type of steely resolve as Viney joining the club.  They've already had a boxing session in Richmond together.  What price do you put on an individual with these traits ?

Anyone have any idea how important Luke Hodge was to Hawthorn's success ?  It's guys like Viney and Lever that help clubs become great.

Amazing that some would think it was because of the public flogging we gave him.  The sensible ones would put it down to the fact that most clubs would know what Jack is about, and wouldn't touch him with a barge pole.

If he is leaving in a years time then the replacement would want to be recruited soon if He/She is to be around before he leaves.

Sounds like it might come from within the club. The current 2IC or someone they will get in to be the 2IC next year and step up after that is my guess
