I'm in the south west but would go to such an event in a heartbeat.

There's even a link to the greatest racehorse ever - Phar Lap, who was called "The Red Terror," and "Big Red".

With Caulfield racetrack right next to Caulfield station it is incredibly accessible - particularly for people on perhaps the two most populated rail lines, Dandenong/Pakenham and Frankston.

But it's easy for me to get there too. I'm on the Laverton line which continues onto Frankston, so I wouldn't even need to change trains.

The other opportunity is building a relationship with Monash's Caulfield campus.

Perhaps let them use the ground, or offer internships for their sports or physio departments.

Promote the dees to the students, many of whom are international students who likely don't have a team.

It's a brilliant site for us. The sooner we sort it the better.

 Cash? You do realise you can buy a property without paying 100% of your own cash.

Scopus borrow some money from the bank. The bank gives the MRC the money. The money then goes to the MRC loans….

My son played for the Caulfield bears at Koornang Park when he was a kid.  So the Juniors moved on at least 25? years ago.  Furthermore the council could be persuaded to 'move on' any club if they considered it would be better use of the facilities.

Sorry to be a smart [censored], I just didn’t understand how the MRC clearing debts means the school pays in cash. They may not borrow the full amount, but they may be borrowing some of it. A school of that size and with those connections would also most likely have access to private funding as well. They might borrow say 20-30% from traditional banks, another 20-30% from private equity and then fund the remainder themselves for example.

You could well be right, but it wouldn’t suprise me at all if they already had the money ready to go

This is what worries me about Caulfield... We will pay $100M plus to develop the facility and then "we pay to use" it.

Contrast this with other clubs like Hawthorn etc who don't "pay to use" their training grounds

If the lease is for 99 years at $1 per year that would be different

Somewhere in all the documentation I have read I think it stated that the MRC were paying $100k pa for use of the cCrown Land....which would probably be just enough to pay the 'stipends' of the trust members.

Potentially, though from experience in large property related developments entities very rarely pay outright in cash.

$195 million is a huge commitment and it will mean they have a large say in what happens in the future, regardless of promises made now. 
The MFC must tread very carefully with this, I would be extremely wary. 
Paying that sort of money will definitely give them a voice at Council Meetings….

 

Why? they arnt paying the money to the Council or the trust, they are paying it to the MRC

But $195 Mill is a huge amount for a school to pay, without any building costs even added. To borrow that amount would add another $30 Mill give or take

That’s the price of doing business… anyway it’s just semantics really, somehow the school will be paying the MRC $195m or whatever it is.

They’ll sell squillions worth of property from their other (very large, highly lucrative) campuses to get the money. Plus in the nicest way possible, as a generalization the social / religious group they belong to are financially healthy (good at saving) and they have a large constituency / community of highly active and involved members who are prone to trying to get the best for their own such community (if they spend, they spend close to home). Simples.

they do have some good assets

3 campuses in excellent positions

the state will pay a bundle for the burwood campus esp given it is close to the new srl burwood station and its high rise development opportunity.  i'd bet they would use the sports grounds and education buildings for the uni, then free up land  where the uni football ground currently is, adjacent to gardiners creek and the station precinct. so minimal development cost for the uni given they get existing sporting facilities and education buildings all ready-to-go from scopus and fiog off the south west corner to the avaricious high rise developers. win-win

I understand what you’re saying, but I’m personally not too concerned. Our agreements will ensure we can utilise the ovals at the times we desire. There’s also going to be two football ovals I believe, so I’m sure it will be managed easily. Time will tell I guess.

For those wondering how Mt Scopus may fund such and project, just remember families such as the Smorgon’s and the Pratt’s have extremely strong connections to the school. I doubt they will need to borrow a cent from a bank.

It’s been reported that among other things, the purchase will be funded in part from the sale of its three campuses around Melbourne including a substantial site adjacent to Deakin University.

I will do some more investigation with the MRC Committee, if my horse Vongole accepts for Caulfield saturday.

The students and Dees memberships are a good idea, as many of them live in the apartments overlooking the racecourse, built on the former car parks, once owned by the MRC.

Depends on what they get for their other two campuses that they own, but they will be borrowing a fair bit for sure and the bridging loan for getting the place bought and built will be enormous.

    Demonland Trackwatchers braved the sweltering heat to bring you their Preseason Training observations from Gosch's Paddock on Monday morning.     A few new faces joined our veteran Demonland Trackwatchers on a beautiful morning out at Gosch's Paddock for another Preseason Training Session. BLWNBA'S PRESEASON TRAINING OBSERVATIONS I arrived at around 1015 and the squad was already out on the track. The rehab group consisted of XL, McAdam, Melksham, Spargo and Sestan.     Meggs' Review of Melbourne's AFLW Season 9 ... Congratulations first off to the North Melbourne Kangaroos on winning the 2024 AFLW Premiership. Roos Coach Darren Crocker has assembled a team chock-full of competitive and highly skilful players who outclassed the Brisbane Lions in the Grand Final to remain undefeated throughout Season 9.
