The growth issue is something else altogether - appears as though opposition to the population ponzi may be growing but the property/housing ponzi has much power so who knows how that plays out. Also too, most of the growth is West and SE of the city and I'd be interested to understand what proportion of that growth uses the city (as opposed to driving to train stations to commute in). I take the broader point about PT/cars etc and don't disagree people will still want/need cars. Be awesome to see some bike parking facilities/showers etc there too maybe (they may be better placed in the city). Anyway, all very interesting! Not finding the labels particularly useful FWIW.
  7. going to pack this apart - the plan for the CBD is just that, the CBD. The proposed positioning is what, 1.1km from the Spring St Wellington Pde corner. I doubt that the proposed 30km/h pedestrian overlay would extend there, so in reality this could be a very good spot for a car park. The way Australian society is, and with the delays in/lack of proper public transport, there's still going to be a lot of car traffic looking for parking and driving around especially in that corridor. (your other points about consultation etc are obviously apt)

I feel the dissection of options - delving into planning, change management, staff accommodation, traffic considerations, marketing, revenue, community value add, community engagement, future planning, etc - it really is a cut above. In any case, if you could access the gym...in early, gym, watch training, work etc (I have no idea when training is, sorry if I sound dense) Then you've got the exec and admin arms of the club, they need to work there - I suspect a base near the G suits them better in terms of basic geographic location than the corridor you've mentioned...(depending where you are suggesting) Point taken about having to get off at Richmond and walk there, but what's the walk from Rich to the proposed site. 300m maybe? And to Jolimont, another couple hundred? To flip what I am saying - where else could it be taking all that into account. Actually, put it at Trevor Barker oval or in that precinct, perfect! Just kidding - you'll only really reach a limited demographic. But then, might be easier in overcoming opposition. Who knows. I'd have thought a base in the proposed location with all that signage frontage to Punt Rd would be very good marketing for the club..... (Again, not arguing for argument's sake - it's a very interesting discussion!)
  16. Is the Oakleight, Bentleigh (and beyond) corridor demographic suitable to football? I don't think it's just about going where the people are. You've got the administrative and exec wing of the club and players too.
