That would be very Melbourne. It's set in very residential streets a distance from Centre Rd commercial district. Surely it wouldn't be too difficult to rezone as residential and sell it to a developer? On Google maps it looks like approx 12 residential blocks of land - that's got to be worth about $17-mil for knock-down/rebuild in Bentleigh. Maybe more given the land size and the potential for higher-density development - or aged care or whatever. Not sure how much of an inner-city state of the art training facility that buys though.
