Posted the following on the training thread but this thread is more appropriate

I reckon the MRC will welcome us with open arms.  We'll be seen as a partner in a win/win situation

Just an opinion mind you and a gut feeling but I reckon the MRC will see us coming in as a way of growing their own membership and a chance to make $$$'s on non race days

For the MFC, we'll get exactly what we want in terms of training grounds & indoor facilities for the players.  As well as buildings for the admin

The supporters would get a great view of training and/or practice games from the existing stands and any new stands (Western end of the course?)

    *See image below*

So the building near the winning post (white roof) is the main grandstand.  If you were at the races, the back straight is a fair way away but the 2 training grounds would be a lot closer than that

As for the 2 ovals, one might run alongside the home straight (n.b. the home straight isn't pointed directly West (so no Sun issues) The other oval more towards the back straight (?)

A lot of the existing buildings and stables from about the 2000m mark to the 1400m mark were formerly used for training horse but Caulfield is no longer a training facility.  The horses are brought in on race days and there are heaps of stables behind the main grandstand for use on racedays

So our building requirements could be put up anywhere from the 2000m mark to the 1400m mark ... incorporating a grandstand (?)

The oval at the top (Glen Huntly Park) will give you an idea of the space available elsewhere (specifically inside the actual racecourse) ... you could fit 3 or 4 ovals inside the actual racecourse

Again, the above is just a personal opinion not based on any data or info.  I certainly don't have any inside knowledge.  Others may see things way differently

Here's the image of the course ...

    Hi Macca,

Just remember that the MRC dont own Caulfield, it is crown land managed by a Trust.  MRC pays a nominal rent.  Perhaps the MRC would welcome us if we used some of their facilities for events or meetings.

11 chastised for calling it lite bowls

3 state that it is an indictment of the last 10 boards that we are still using bulbs

2 call for the sacking of football department saying we should never have picked L Bulbs in the first

1 mentions.... and the use of.....and talks about the private live of....and the whole flamming thread disappears (what happened)

  3. Could i jst point out the following :

    1.  The MRC dont own Caulfield, they lease the facilities from the Trust at a low amount.

    2.  We are not building a social club nor a practice match or match facility but an elite training and admin facility under the one 'roof'.

    3.  In the words of Roffey 'we received funding...' - does anyone know from whom?

    4.  ah bugger I have forgotten

    5.  My opinoins are not biased by the fact that I live within a 10 minute walk, not at all

Spot on, DZ. I liken it to one great big slumber party 🎉 🥳 🎊 And who doesn’t love a slumber party?!

In the same vein, albeit to a much lesser degree, I love interstate matches because it’s a bonding experience like nothing else. We all get early flights so we can spend time together before the match and at the end of the match we hang out together, have dinner, drinks, whatever then mostly sleep together in the same hotel or hotel room or a nearby hotel or even share a bed (I’ve slept with so many members of the DA it’s not funny 🤭). We meet up for brekky then hang out together in groups ‘til our flights home are due. This is as opposed to matches in Vic where we pack up the gear and go our separate ways.

Um too much information. The mind boggles

  5. My maternal grandmother followed Carlton but when her son (my uncle) started playing district cricket for the MCC the family moved over to the demons.

My father followed Prahran and was happy to swap to the Dees in the glory days. When that ended he was the first to stop going, for which my mum never forgave.

Where did you get $570m from.

Our development would not cost anything like that.

Having looked at the plans and artists impressions the redevelopment of the racecourse includes residential housing, shops, cafes, sporting facilities, playing grounds, bbq etc.  Thats where the $570 mill comes from and I was suggesting if someone put that money up the project as a whole the project would kick off.  I cannot see the MFC facilities going ahead in isolation or standalone or if thy did it would be eg Stage 1.

There are many stakeholders all anxious to kick in as little as possible.

Caulfield should have been signed and sealed by now imho if it were happening.

I understand your frustration but to kick it off do you have a spare $570 mill lying around?  The redvelopment of the race course is a massive project involving The racecourse Trust, MRC, Glen Eira Council, State Govt (and probs the Feds), Environment Groups (save the snakes) Heritage Groups (save the horse pool) probs my mate Angus (wheres the bar) - more stakeholders than the botanical gardens.  And the MFC will have to buy in big time to get any favored treatement.

    Dont hold your breath.

i am not at all on board with a Caulfield option and would need to see some really substantial justification for a spot within the racing industry dominated site. Ive run around CAulfield and it is a bustling place every day of the week with horses training etc. Let alone the feature weekend events. I feel we would be lost in that environment.

According to the MRC website, horse training finished at caulfield in late 2021. Certainly the stables on Neerim/Queen are empty as it was used by the Railways for gate removal works and the other trainer has moved to Cranbourne.  I dont know if horses are still stabled their for other purposes.

I think on average there is a race meeting about once a fortnight, typically on a Saturday, when the demons could often be elsewhere.  There are other events held there but they typically use the facilities associated with the grandstands.  I am assuming that the MFC admin/home/gym facilities will be built on the Booran Rd side.  I think the site has alot of merit.

(Nothing to do with me living a 10 minute walk away)

There is no war chest. The R&B foundation is simply a means to make a tax deductible donation, which goes into general revenue.

Thanks.  Have you seen any financial statements from the Red and Blue Foundation?  I think for Foundations you have to ask for them, rather than statements being published online; but I could be wrong, I really don't know...

Spot on George. We have never had a comprehensive financial strategy, with sustainable fund-raising embedded - we just rattle the tins occasionally when the need arises - e.g. to get Gosch's Paddock upgraded and further work done at Casey. Foundation Heroes are now being "re-booted" - why now, why not in October 2021 when euphoria reigned? Oh the cheques that may have been written back then.

We do have the Red and Blue Foundation you know.  It is a tad above tin rattling.  However not sure how this feeds into the MFC financials, nor for that matter whether the Foundation is holding a 'war chest'.

Imagine what we would have available if we had been asked to make just a small contribution each year over that period of time.  All that has been sought has been handouts.  All we have heard in the past 4 years has been " we can't say anything because negotiations with government are in confidence" . I wonder what sort of hollow promises will be sprouted at this years AGM?

I totally understand where you are coming from on this but considering the financial history of the MFC over the last 50 years any money raised would have disappeared on deficits and debt.

  12. From reading the fin reports of previous years the proceeds of the sale of leighoak went to cover an immediate cash deficit, to reduce existing debt, and with the remainder going into an Clubs Investment Fund.  This investment fund had to be liquidated to get us through Covid.

The other quote from those 2022 Financials is this one further on in the Dircetors' Report:

"Bentleigh Club Sale, Future Fund & Investment Committee

As outlined previously, the sale of Bentleigh Club settled just after the financial year end. The sale of Bentleigh Club is the culmination of a long-term strategy to exit the gaming industry, which commenced with the sale of Leighoak in 2018 for $10.7m. The Club exits gaming with combined sale proceeds of $34.4m, and the expectation of an annual income stream from the Future Fund that will exceed income otherwise expected had the Club retained its two gaming venues.

The Board have established a Future Fund with the proceeds of the sale, with the purpose of the Future Fund to underpin the long-term financial sustainability of the Club."

One could read that the Future Fund was to be $34.4 m. Maybe the wording was unclear (sale proceeds/proceeds of the sale?) and it was only ever to be $23.7m?

Assuming your quotation is correct then the heading in bold, Bentleigh Club Sale, is a direct indicator of what is being referred to in the phrase 'proceeds of the sale' ie the bentleigh club.

Remember also the the sale of leighoak and bentleigh were not simultaneous events but 4? years apart but I will see if i can track the leighoak proceeds. (we are not in debt now but we were then)

  14. Leighoak was sold back in 2018.  From the 2018 financials

"The Club had net assets of $13.109m at balance date, underwritten by the cash position largely achieved through the sale of Leighoak Club, and the Bentleigh Club land asset. The Club’s overall debt at the end of 2018 totalled $2.629m, which represents a reduction of $1.500m during the year. The Club will continue to prioritise the repayment of debt from its operating cashflow over the coming years, as it has done in prior years, with $5.499m of debt repaid since 2013"

Btw the financials for the last 8 years are up on the website.  And note we had debt back then.  Not now.
